What is a car condominium exactly?

Club Auto Sport car condominiums are purpose-built units with full-height demising walls that feature a carbon monoxide sensor and automatic exhaust fans in every unit, so you can run your cars when you like. Units also incorporate the latest in fire protection and security systems—including real-time web cams that you can view from home—to safeguard your valuable collection.

At Club Auto Sport, you own your condominium unit just like you would any other piece of commercial property—taking advantage of tax write-offs and other benefits, and enjoying the potential for long-term appreciation.

What do I get when I buy at Club Auto Sport? Can I customize my unit?

Your condominium comes complete with full-height demising walls that are fired-taped and topped. The coil-up truck entry door is 12-feet wide by 10-feet high. The unit includes a carbon monoxide ventilation system, with auto sensor and an exhaust fan. A storefront glass door features a fixed sidelight. Additional lighting in the unit is provided by an interior overhead light fixture.

The floor is sealed concrete. Each condominium has a sanitary sewer lateral and water lateral, as well as an electrical sub-panel with a minimum of 100 amps of power, sub-metered. Also included are a telephone patch panel, Internet connection, and security alarm system. Perimeter units include future HVAC curbs installed in the roof system, together with gas and condensate loops.

Owners are encouraged to customize their units in any way they desire, within the guidelines established in the Club Auto Sport Covenants, Conditions, and Restrictions (CCRs)

Will I pay club dues at Club Auto Sport?

There are no club dues. This cannot be changed without an amendment to the club bylaws, voted on by members at some future date.

Owners will, however, be assessed association dues, which are necessary to to cover property management services, club director, concierge, and valet expenses, as well as to maintain and improve as needed common areas such as the elegant showroom/clubhouse, fitness facility and restrooms, fully equipped common conference room, visitor and guest parking areas, and landscaping.

Can I run my business out of my condominium? What if it’s not auto-related?

Absolutely—buyers are encouraged to move their businesses to Club Auto Sport. In fact, that’s the best way to maximize the tax benefits that may be available to you—especially in light of the 2008 Economic Stimulus Act. Of course, we can only offer general advice. You’ll want to check with your CPA or tax advisor with any tax-related questions specific to your purchase.

Businesses do not have to be specifically auto-related, although many will either be related to the auto industry or provide services required by our avid collectors—and will typically be owned by people who are themselves auto enthusiasts and collectors. As long as your use conforms to applicable zoning ordinances, there are no limitations.

Can I work on my car in my unit?

Most definitely! Club Auto Sport is a place where you can store, work on, and enjoy your cars all you like, without the complaints you are likely to receive in a residential neighborhood. Any limitations are clearly explained in our CCRs. So, whether you just like to tinker, or you’re making major modifications to your cars, consider Club Auto Sport your garage away from home.

Can I establish a residence in my condominium unit?

Club Auto Sport units are not approved for residential uses. If you have a passion for cars—as many owners do—it may feel like you’re living at Club Auto Sport at times. But no, you cannot take up residence in your unit.

Can I host a party in my unit?

Can you host a party in your existing business offices? Of course you can. The same is true for Club Auto Sport. Certainly, you can have a party in your unit subject to the guidelines in our CCRs.

In fact, we threw ourselves quite a little party at Club Auto Sport-Silicon Valley on Thursday, May 29th—when the facility officially opened its doors. If you were there, you know it’s a great place for a get-together!

As an owner, you’ll have the opportunity to reserve the breathtaking Club Auto Sport clubhouse/showroom for a private business, social, or charitable function and arrange for catering by our in-house caterers a specific number of times annually. Can I store my motorhome in my unit? Can I store my boat there?

Yes, and yes. If it fits—and isn’t against zoning laws or other prohibitions (such as weapons or hazardous materials)—you can store it in your Club Auto Sport unit. Important papers? Yes—state-of-the-art security and fire protection systems make your condominium unit an excellent choice for keeping your critical papers safe. A collection of fine wines? By all means, yes. Your Uncle Cletus’ pet possum collection? Uh, no. We don’t recall that being allowed under the zoning ordinances.

Is my family able to join me at Club Auto Sport?

What is your policy regarding additional parking at Club Auto Sport?

Each owner is allocated one reserved space per unit in our ample exterior parking area. This space will be sized according to your specific requirements. For example, if you need to park a 45-foot luxury motorhome, every attempt will be made to accommodate your requirements—subject to review by the Club Auto Sport owner’s association. All assigned owner spaces include an electrical hookup.

Can I really afford to buy at Club Auto Sport?

In some ways, you can’t afford not to—especially in 2008. There are tremendous tax benefits available to buyers of commercial property under the 2008 Economic Stimulus Act signed into law in early 2008 by President George Bush.

Internal Revenue Code (IRC) Section 179 deductions of up to $250,000 and the reinstatement of bonus first-year depreciation—now up to $250,000 once the IRC Section 179 deductions have been exhausted—as well as other tax write-offs, may reduce your after-tax costs to the point that the government effectively will make most or all of your down payment.

Can I sell my unit at Club Auto Sport?

Like with any other commercial condominium, you can sell your Club Auto Sport unit at any time. There are no specific restrictions, other than that the new owner will assume responsibility for the annual association dues and will become a club member in your place.

Silicon Valley commercial property has historically appreciated significantly in value over time, and while there is no guarantee that an investment at Club Auto Sport will experience similar appreciation, the likelihood is that you will obtain an excellent resale value from your investment at Club Auto Sport.

What type of insurance does Club Auto Sport carry as a commercial condominium association?

Club Auto Sport’s buildings and facilities are insured just like any other commercial condominium association. The club’s business personal property is insured for special form coverage as required by our lenders. Special form coverage insures against risks such as fire, wind, vandalism, water damage, falling objects, and theft. Contents the club uses to host events are also insured for the same exposures. In addition to the property coverage, Club Auto Sport is protected by general liability insurance and an umbrella policy tailored for commercial condominium associations.

What am I responsible to insure as a unit owner?

As a unit owner, it is your responsibility to insure any improvements made to your condo/unit. Club Auto Sport insures the building as built and offered to you. Any and all improvements you have made to your unit within your walls must be insured by you. The same applies to all contents or property you keep or store in your unit, including vehicles—it is your responsibility to insure these. In fact, you are required to provide Club Auto Sport with proof of adequate insurance on your condo/unit improvements, personal property and vehicles at time of occupancy.

Let’s look at a hypothetical loss caused by a fire that accidentally started in your unit, damaging your vehicle and destroying other contents. Your individual policy would insure and replace the unit improvements you had made, as well as pay you for the contents that were destroyed. Your vehicle policy would replace or repair the vehicle or vehicles under your automobile physical damage coverage called comprehensive. Again, it is your responsibility to make sure you have adequate limits of coverage to protect the automobiles and other property stored in your car condo.

As a condo/unit owner of CAS, how are we protected if an individual or group holds an event in our facility?

As mentioned above, Club Auto Sport is insured like any other commercial condominium association. When an individual or organization books an event at the club, they are required to furnish proof of coverage to protect Club Auto Sport and its unit owners. This proof of coverage is to include general liability, products and completed operations coverage, workers compensation insurance, and other liability requirements for the particular event.

Any and all subcontractors the booking party brings onsite—including caterers—are also required to provide proof of coverage listing Club Auto Sport as a certificate holder and additional insured. If the booking party is displaying vehicles at their event, they will do so at their own risk and will provide Club Auto Sport with proof of insurance on the vehicles and on any other property they bring into our facility. No one will be allowed to host an event without first furnishing proof of adequate insurance. See the Club Auto Sport event agreement for details.

Is my vehicle insured while being transported?

It is your responsibility as required in Club Auto Sport’s CC&R’s to insure your vehicle or vehicles for everything that could possibly happen. Club Auto Sport will not provide transportation services for vehicles directly. However, our concierge will be happy to arrange for transportation either through a firm you recommend, or through a third party that will be responsible for providing its own proof of coverage.
